The site was formerly occupied by a building used as a meeting house for the Church of Latter Day Saints which was demolished around 2005.

It occupies a tranquil setting nestling against and adjacent to established and mature woodland which is an oasis within a stones throw of the town centre. The surroundings are protected by being within St Lawrence’s Conservation Area and the eastern boundary borders Chapel Steps which are of local historical significance and interest.


The site can be accessed on foot by walking down the steps by the side of St Lawrence’s Parish Church and proceeding around the car park on Hollinshead Street into Water Street.


Outline Planning Permission was granted by Chorley Borough Council on 17th January 2020 (Application No. 19/00909/OUTMAJ) for the erection of 8 dwellings with associated parking. All details of the Application can be seen on Chorley Borough Council’s website. 

The Coal Authority records indicate the presence of a recorded mine entry as shown on the attached plan. They also state the shaft was uncovered during developments, was found to have been filled and subsequently covered with girders and concrete before being built over. This information was supplied to the Coal Authority by Mr W E Mayer, Chartered Architect, of 20 St Thomas’s Road, Chorley in 1974. It is recorded in the Coal Authority Report, dated the 2nd July 2007. The identified position, although subject to plotting inaccuracies, is not where the houses are proposed to be built. 

Flood map for planning indicates the line of the River Chor to pass underneath the site. However, the Environment Agency have now amended their records in light of a detailed survey, commissioned by themselves, which plots of the line of the culverted river to be below the line of the road (Water Street), therefore not crossing this site at any point. 

We have been sent the EA survey report, along with email correspondence acknowledging the error. 

The site provides the opportunity to develop a small exclusive development of stylish semi-detached houses in a pleasant, tranquil yet most convenient location.
